According to the Atlanta Regional Commission, the older adult population in metro Atlanta doubled between 1970 and 2000 and then again between 2000 and 2015. By 2030, one in five residents will be over the age of 60.
With the senior population steadily growing, builders throughout the area have taken notice, developing some of the best active adult communities in the country that fit any and all lifestyle needs for individuals who are 55 and older.

Soleil Laurel Canyon is a 900-home active adult lifestyle community in Canton, approximately an hour drive north of Downtown Atlanta. Located just outside Canton on a 540-acre lake with 21 miles of shoreline, new home construction is underway at Lake Arrowhead. Sanctuary Cove is a luxury lakeside living neighborhood showcasing 27 home sites that maximize the panoramic views of the lake and mountainside and offers individual deepwater docks. Homes vary in square footage, from 2,000-3,000, and prices are in the $300,000-$800,000 range.
Judie Woodall, managing member and real estate advisor, says the community is also developing Highlands Vista — single-level, ranch-style homes built on a slab with a basement and golf course views. Square footage ranges between 1,700-2,800 and homes are priced between $200,000 and $400,000.

This master-planned community in Flowery Branch is nestled on 1,000 acres among natural woods and rolling terrain 45 minutes northeast of Atlanta. The Springs neighborhood inside Sterling on the Lake features low-maintenance single-family homes and luxurious amenities. New home sites have just been released in phase two of The Springs with floor plan options starting in the mid-$300,000s.
Suwanee builder Vanderbilt Homes is constructing 14 homes in the new neighborhood. Michael Zambri says his team has been building in Sterling for about two years. “The youngest couples we’ve ever sold to there were in their early 60s,” he recalls. “Sterling is a great community that offers a lot of amenities, as well as age-targeted activities that appear to this demographic.”
There are a variety of single-level floor plans to choose from, ranging from approximately 1,700 to 2,700 square feet. Some of the larger home plans also offer optional lofts, basements and lake view home sites, and all homes feature fine craftsmanship and attention to detail with two to four bedrooms, two to three-and-a-half bathrooms and two-car garages.
Amenities within the community include a clubhouse, resort-style pool, bocce ball court, 24-hour fitness center, a gathering room with fireplace, catering kitchen and a 27-stadium seating movie theater. Springs residents are also close to the community’s 45-acre lake, two additional pools, children’s playground, lakeside pavilion, two-acre greenspace and picnic island.

Located approximately an hour and a half north of Downtown Atlanta, Del Webb at Chateau Elan will include approximately 800 single-family ranch homes. The community will feature a clubhouse, indoor and outdoor swimming pools, fitness center, walking trails, pocket parks, tennis courts, pickleball courts, a dog park and a full-time activities director upon completion in fall, when homes are expected to be available for sale.
Claudia Rossi, marketing manager with the Georgia division of Pulte Group that is developing the property, says Del Webb is being constructed to meet the demand for active adult housing in the area. “The community will build on the success of our previous Del Webb community located nearby, The Village at Deaton Creek, which sold out in early 2016,” she adds.
