With positive employment forecasts in metro Atlanta, the supply pipeline of new apartments continues to grow.
“Combined, these factors should help maintain high occupancy rates,” says Christie Eash, senior vice president of AMLI Residential and chair of the Atlanta Apartment Association. “However, an ample supply will bring an increasingly competitive environment, and the industry anticipates a 3 percent increase in rental rates in 2017, which will be the lowest annual increase in more than five years in Atlanta. ‘Merchant’ developers will be more apt to offer concessions to fill their apartments more quickly. All things considered, it’s still a very good environment for apartment owners.”
Eash was first introduced to AAA after joining AMLI Residential in 1992. The association’s mission is to support its members through legislative and industry representation, education programs, information, networking and community relations activities.
“Atlanta is a great place to live and a reasonably good place to build and develop,” Eash says. “As a long-time resident here, I’ve benefited from the economic growth of the metro area, the lower cost of living and to operate a business, the lighter touch of local government, and the community emphasis dating back to the civil rights era of collaboration and finding common interests in order to move the entire local population ahead.”
In the broad metro area, there are around 15,000 new units under construction. “Whereas new projects over the last five years largely focused on locations inside Interstate 285 and the Perimeter Center area, current development activity is spread more evenly throughout the entire metro area,” Eash adds. “After all, approximately 70 percent of all renters are located outside Interstate 285, so it’s not surprising that demand for newer and nicer rental housing continues to grow.”
