In fact, the residential housing market is expected to experience a 20 percent increase in 2017, and Atlanta is poised to be one of the most successful regional markets out there. According to David Ellis, president of the Greater Atlanta Home Builders Association, the metro area could see as many as 24,000 new homes built in the new year. As in years past, Ellis says, single-family detached homes are the strongest part of the market. Of course, the economic downturn and subsequent recovery had a major effect on the housing market, and the entry-level sector has been the slowest to bounce back. But Ellis reveals that it is improving, allowing younger homebuyers and even millennials to get in on the home buying action. According to Ellis, as the economy began to recover, large national homebuilders and major regional builders began increasing their market share considerably. According to Ellis, before the economic downturn, the top 10 home builders in the nation held about 18 percent of Atlanta’s residential market share; that number has mushroomed to 50 percent in recent years. Smaller builders are finding their way back into the market, but the names you’ll see most often on new home communities throughout Atlanta will be well-known ones: D.R. Horton, Pulte and Lennar, among others. These reputable firms have impressive portfolios of new homes, and there undoubtedly will be something for everyone as 2017 gets underway.
