In fact, the residential housing market is expected to experience a 20 percent increase in 2017, and Atlanta is poised to be one of the most successful regional markets out there. According to David Ellis, president of the Greater Atlanta Home Builders Association, the metro area could see as many as 24,000 new homes built in the new year. WHAT: The Types of Homes You’ll Find

As in years past, Ellis says, single-family detached homes are the strongest part of the market. Yet, there is a great mix of different housing throughout Atlanta, from townhomes and condos to smaller residences and large custom-built homes. Of course, the economic downturn and subsequent recovery had a major effect on the housing market, and the entry-level sector has been the slowest to bounce back. But Ellis reveals that it is improving, allowing younger homebuyers and even millennials to get in on the home buying action. What’s more, the metro area, in general, is a fairly affordable market, attracting all types of homebuyers and allowing new home builders in Atlanta to provide a diverse assortment of homes.

WHERE: The Counties Booming with New Home Construction

While it may seem that the metro area is already jam-packed with residential offerings (just look at the traffic!), new home builders in Atlanta actually have access to plenty of land. Counties like Forsyth, Gwinnett and North Fulton have been booming with new construction in recent years, and Ellis reveals that Paulding and Henry counties are not far behind. And the development will continue thanks to the fact that the Atlanta area isn’t constrained by major geographic barriers (like mountain ranges or oceans) and has plenty of room to grow. Additionally, there are currently around 100,000 undeveloped lots scattered throughout the city and surrounding areas, so there’s quite a bit to come from the new home builders in Atlanta.

So who is actually building all of these new homes in Atlanta? According to Ellis, as the economy began to recover, large national homebuilders and major regional builders began increasing their market share considerably. According to Ellis, before the economic downturn, the top 10 home builders in the nation held about 18 percent of Atlanta’s residential market share; that number has mushroomed to 50 percent in recent years. Smaller builders are finding their way back into the market, but the names you’ll see most often on new home communities throughout Atlanta will be well-known ones: D.R. Horton, Pulte and Lennar, among others. These reputable firms have impressive portfolios of new homes, and there undoubtedly will be something for everyone as 2017 gets underway.
