Everyone who applies for a mortgage is required to prove their financial and personal history through a series of documents. While the required documentation can vary by applicant and specific situation, the list below is an overview of information typically required by loan granting organizations. As long as you take the time to prepare, the mortgage application process is far less complicated than it may seem and will move much more quickly if you and your lender keep everything organized.


∗ Paycheck stubs for the most recent 30-day period

∗ W-2 forms from the last two years from all employers

If self-employed:

∗ Federal tax returns for the last two years, signed and dated with all schedules attached

∗ Year-to-date Profit and Loss Statement prepared by an accountant

∗ Corporate returns for the last two years (if applicable)

If active/prior military:


∗ DD Form 214 or a statement of service

If retired:

∗ Social Security Awards Letter

∗ Pension/Retirement Benefits

*If you choose to have alimony or child support considered for repaying this loan, provide a copy of executed Divorce Decree or Separation Agreement and evidence of receipt of income for the last 6 months.


Copies of the last two months’ bank statements, including:

∗ Savings

∗ Checking

∗ Stocks

∗ Bonds

∗ Money Market/IRAs

∗ Mutual Funds/401(k)

Real Estate Owned

∗ Copy of your statement or coupon from any lien holder

∗ Copy of your most recent property tax bill

∗ Copy of the front page of Homeowners Insurance Policy

∗ Copy of Leases or Federal Tax returns including Schedule E showing rental income, if applicable


∗ If required to pay alimony or child support, a copy of executed Divorce Decree or Separation Agreement

∗ If you have experienced a Foreclosure, Bankruptcy, or Short Sale, provide a copy of the legal documents


∗ Copy of Purchase and Sale Agreement signed by all parties

∗ Copy of earnest money check

∗ Homeowner‚ Insurance Contact Info (name and telephone number)


∗ Photo ID

∗ If not a US citizen, copy of front and back of your green card or a valid visa
